The Sub-Metering of Utility Costs Controversy

Some Ohio apartment residents face higher utility bills because their community allows unregulated, third-party "submeter" companies to charge residents higher rates. Redwood Living does not allow this practice at our communities. Plus, we're already certified as 40-45% more energy efficient than apartments that are built to standard code.

Redwood Living will offer region new twist on 'apartment' living

Construction is expected this summer.

The Brownstown area will be home to two brand new, single-story apartment communities. Redwood Living, a company based out of Ohio, is the premier developer and manager of these communities.

The township demonstrated that the apartment market in Brownstown is healthy and the demand for higher-end apartments appears to be significant enough to justify new construction. Redwood realized this opportunity and plans to break ground on Redhawk Landing in 2014 and Peninsula Ridge in 2015.

Redhawk Landing will consist of 115 brand new apartment homes conveniently located near the northwest corner of Telegraph and West roads in the Brownstown Town Center. In addition, Redwood will be building Peninsula Ridge, a sister community to Redhawk Landing.

Peninsula Ridge will host 138 new units and will be located across the street from Redhawk Landing on the south side of West Road. These locations will have easy access to I-75 as well as a strong connection on Telegraph road and Dix-Toledo. These strategically placed communities will be close to shopping, dining, public resources, and other services.

Both developments represent the township's vision which is to ensure that new residential development is of the highest quality, protects the character of the established neighborhoods and natural features, and provides an appropriate balance of housing based on demographic trends and projections.

Redhawk Landing and Peninsula Ridge will be embodiments of Redwood Living's beliefs on the importance of site planning and development and they will improve and protect the site's existing natural features.

The company's unique style of and method of building introduces single level, clustered units to increase the protection of natural features. They will also manage storm water through preservation of natural drainage and provide on-site storm water retention, wetland mitigation/preservation and woodland protection.

In 1991 Redwood Living based its innovative processes on what their residents wanted, not what the developers wanted. Redwood communities provide their residents with a smart, single-story design and private attached garages for convenience. They are also conscious of choosing the right building materials to create energy efficient apartment homes to save their residents money on utility costs.

They now have developed upwards of more than 3,000 units and plan to continually expand their distinct product. Seven Hundred and Twenty Miles to Help


Redwood Living is proud to be a lead sponsor of our very own Jim Frey's charity bicycle ride from Mackinaw City Michigan to Rochester New York, a distance of about 720 miles. Jim, a Senior Vice President in our Acquisitions area, plans to complete this ride in nine days, from September 26th to October 4th.

Jim has accomplished many long distance charity rides. He has raised significant funds for the American Cancer Society during rides from Portland, Oregon to Columbus, Ohio and West Palm Beach, Florida to Portland, Maine, among numerous other long distance treks.

The funds raised from this Mackinaw City to Rochester ride will benefit the Women's Global Cancer Alliance, whose purpose is to help women in developing countries live healthier lives. The  Alliance is headed by Dr. Robert Hilgers, whose ongoing efforts in Haiti include cervical cancer screenings and the building of health care facilities for women.

Redwood Living is pleased to be joining efforts with American Structurepoint, an engineering, architecture and planning firm headquartered in Indianapolis (www.structurepoint.com), in supporting Jim and the Women's Global Cancer Alliance. American Structurepoint is taking a lead role in this effort to combat the devastating effects of women's cancer in developing countries.
